For Our Customers:
Our intent is to provide our customers every opportunity to maintain their account in good standing. On occasion, we have customers that abandon their units and this action requires us to dispose of the contents of their unit as outlined in Indiana Code and Statute. Auction Process: Monthly Rent is due on or before the 1st of each month; there are multiple methods to pay your rent including automatic subscription payment. We help keep our prices low by asking each customer to pay their rent no later than the 1st of the month. After 30 days we set an auction date and notify the customer at their last known address by certified mail and in the Banner Graphic Newspaper under "Legal Notice". The customer has until the time of the auction to pay their bill which may include late fees of $5 for each 10 day period in which they were late. Any surplus from the sale is sent to the tenant or in the cases that we don't have a valid address, the surplus funds are sent to the state of Indiana Attorney General's Office in the name of the tenant (indianaunclaimed.gov). |
For Auction Attendees & Bidders:
Tenants have a legal right to pay their outstanding bill and reclaim their leasehold up until the day of the auction. For this reason we don't advertise heavily, our experience indicates that the majority of tenants reclaim their units. The best method to determine if an auction will proceed is to check this page for updates; we will update this page up until 15 minutes before the auction is scheduled to start. When an auction is held the following procedures apply: -The door is opened on the leasehold, bidders have 5 minutes to view the contents from the outside (no entry in the unit). -The highest bidder wins the unit, however management reserves the right to reject the high bid if it fails to meet the threshold of what the tenant owes, in such a case management has the right to transport the contents of the unit to an auction house in an effort to recoup the value of the contents and satisfy the past due rent. (this option is solely at the discretion of management, there is no legal requirement) |
Winning Bidders Must:
- Provide a drivers license/ID
- Pay in Cash
- Remove the entire contents of the unit including trash and sweep the unit out
- Vacate the unit by the end of the day (Buyer may rent the unit and leave the contents - requires deposit, monthly rent and signed lease agreement)
- May be required to provide a $50 assurance deposit
